There is a job opening on the retail leasing team! The retail leasing team at Marcus & Millichap has represented a plethora of the nation's best owners, developers, and retailers bringing that experience forward in each subsequent business relationship. With real estate transactions becoming increasingly complex, maintaining the relationship between the tenant and landlord is paramount. Hence, the most important trait that companies attest to when engaging an outside consultant is trust. The subtleties of the negotiation between these parties need to be approached and evaluated by an experienced agent.
 
The team works closely with the client to understand its needs and prioritize its targeted areas and required services. Through this analysis, the team is able to provide advice and support to tenants using demographics and an understanding of the area or work with landlords to develop a marketing template and prospect list utilizing digital marketing, as well as signage, to strategically market the property. Finally, the team creates an appropriate negotiating strategy, cultivated from experience with transactions of all sizes in the National Capital Region and throughout Ontario, to create a pleasing deal for both parties. 
 
The Opportunity:
This is an excellent full-time entry level opportunity for a top-quality, career-minded individual to work directly with top performing real estate agents as a Research Analyst in the Ottawa Office.
 
The ideal candidate will be reliable, resourceful and flexible, as well as have an ability to source information by building relationships with owners, tenants and all property representatives who is not afraid to be persistent and follow up. This candidate will also be proficient in all Microsoft Office applications, have a professional demeanor, strong written, verbal and mathematical skills as well as a good telephone manner.  Attention to detail and the ability to multitask are also essential.
 
This is a very tightly knit team working in a fast-paced, dynamic and high-pressure environment where priorities are constantly changing.  All members of this team must be willing and able to fill in for any other position (including performing administrative duties, the preparation of leasing documentation such as proposals and offers and carry out general clerical duties etc.) and must be willing to multi-task, prioritize and re-prioritize constantly.
 
Candidate should be a self-confident, self-starter capable of working with demanding and busy individuals. 

Responsibilities:

  • Lead generation within existing database and sourcing potential retail tenants and clients
  • Maintain the brokerage database including tracking and reporting vacancies and cross-referencing previous data to uncover and record new leases and sales
  • Perform regular maintenance and updates to the databases by conducting telephone surveys, research, broker meetings, extracting data from brochures and other marketing materials, contacting civic organizations, outside agents, internet, and other sources
  • Contact retailers, retail chains and brokerage firms to ensure database is current and correct
  • Source, research, and prepare, all types of client ready related information for marketing packages, reports and studies, including charts and graphs
  • Identify target locations and neighbourhoods for client representation mandates
  • Research ownership, zoning by-laws, heritage designation and specific building and/or unit details
  • Research market rates and comparables
  • Perform administrative duties, as necessary
  • Answer phones and route calls to agents
