The Real Estate team at Wayfair delivers the physical footprint to enable the company’s growth. At year-end 2020, Wayfair had approximately 82 locations and more than 20 million square feet under contract around the world including our headquarters locations in Boston and Berlin, fulfillment centers, final mile facilities, and customer service locations across North America and Europe. 

Our real estate footprint continues to grow, and as a part of this ongoing expansion, Wayfair’s Real Estate team is seeking a Senior Manager to join its Industrial Real Estate platform. Wayfair’s proprietary logistics network provides end-to-end services from factories across the world to the end customers across North America and Europe, focusing on items that have been historically challenging for third-party logistics providers to handle such as sofas, mattresses, and hot tubs. To ensure customers receive their purchases in a timely fashion, as an organization, we must think critically about where and how we are putting the cornerstones to our supply chain, our warehouses. Our industrial real estate team owns the process of identifying and delivering that critical space as we continue to scale operations.

The Senior Manager will be responsible for site identification, diligence and analytics for industrial transactions, including lease negotiation and execution within a specific North American geographic region. Additionally, the Senior Manager will provide ongoing portfolio management for our locations within the same geographical network. We are seeking a motivated individual to be a thought partner and to collaborate with the Operations teams on the strategic business needs of the portfolio as well as drive alignment for real estate activity with multiple senior stakeholders. In addition, the Senior Manager will develop and foster external relationships with our brokers, landlords, developers and other relevant third-party consultants that support the industrial platform.  This role is based in Boston, and the Senior Manager will have significant cross-functional responsibility and opportunity for exposure to senior executives.   

What You’ll Do:

  • Own transactions end-to-end through planning, negotiations, and execution within a specific North American region for both existing and new locations
  • Partner with Operations teams and Real Estate leadership to define the multi-year strategic plan for the assigned region
  • Lead the internal process for site selection and deal approval, working cross-functionally to identify all needed inputs and gaining alignment from key stakeholders across the company for decisions
  • Build and foster relationships with developers, landlords, brokers and related internal and external stakeholders
  • Partner with the program management and construction teams to execute an end-to-end leasing and launch process for new locations
  • Drive the work on defining, forecasting, and prioritizing the portfolio needs and risks 
  • Track key metrics for measuring success, assisting in budgeting and forecasting activities, and internal stakeholder reporting

What You'll Need

  • Bachelor’s Degree
  • 5+ years of experience in real estate, private equity, banking, or consulting
  • Critical thinker who is adept at data-driven decision-making
  • Strong communicator - adept at communicating consistently and effectively with a variety of internal stakeholders at all levels of the company
  • Ability to collaborate across all levels of the organization to move projects forward and achieve objectives in a timely fashion
  • Successful track record of negotiating and managing external partners
  • Demonstrated ability to thrive in a dynamic environment
  • Moderate travel required to visit sites and partners

Additional Considerations

  • MBA preferred
  • Strong background in directly negotiating real estate transactions
